Home sales in Cache County Utah during December were almost the same as they were during December of last year. Home sales numbers, as well as prices were almost the same. There were 62 homes reported sold (one higher than last year), the median sold price was slightly less than a year ago, and the average sold price was above last year, a result of two $450,000 plus homes that sold during December.
Active inventory of Cache County homes is slightly above last year. There are currently 697 homes for sale in Cache County Utah, nine more than there were a year ago. This amount of inventory is high, and puts Cache County in the classification of a buyers market. Residential home prices will likely drop slightly until inventory declines more.
One difference in the housing trends between this year and last year are the average price of Cache County Home Listings. A year ago the median list price of Cache County Homes was almost $210,000 and the average list price was nearly $260,000. Right now the average home for sale in Cache Valley has an average list price of $238,338 and the median list price is just $189,250.
